Let me say this first, I love animals. Dogs in particular, but really all animals. However, selling your home with pets is HARD.
I was thinking about this issue this week as we have added a new member to the family, Annie, an adorable black lab mix we adopted from a local shelter. She is cute as a button but it turns out she does not like visitors and she follows them around the house barking at them.
As funny as this is now, it would not be funny when prospective buyers are walking through the house. Here is rule number one for pets when your house is for sale- get them out of the house! Leaving them in a crate might be okay if they are quiet and well behaved but a barking dog is very distracting and can really hurt your chances of selling your house. Plus, as hard as it is for us pet lovers to believe, some people do not like animals and just knowing animals live there can be a real turn off. So whenever possible, take your pets out of the house for the showings, hide their food and water bowls, and put away their toys. I know it can be a real pain but it needs to be done.
